What this says
As at Fri 9 Oct 2026Kerry Bramall says the repairs-led team is getting its money's worth, with about three monthly users. The lettings side has not used B-Viz. She asked for a landlord-facing view, which Marcus Bell did not promise.
What happened: Marcus Bell ran a 13 Aug 2026 check-in on usage, two how-to tickets and the next few weeks. Usage is about three people a month, up on the quarter before, against fifteen licensed Starter users.
Customer view: Kerry says two South Manchester property managers adopted it after the landlord statement use. She said "At the moment I'd say we're getting our money's worth, and more people using it will only make that easier to show."
Commercial: Marcus confirmed the contract runs to 29 Apr 2027 with renewal on 30 Apr 2027, and that Tom Ashdown will pick up anything commercial. Landlords asking for their own statements and tickets together is an early signal about what Starter covers.
Watch: The lettings team thinks B-Viz is a repairs tool. Adoption beyond a few people is the thing to prove before renewal.

- The landlord-facing view request may not be possible on Starter.
Opportunities

Transcript
- Marcus BellMorning, Kerry. Can you hear me alright?
- Kerry BramallMorning, Marcus. Yes, loud and clear. Sorry, I'm eating a bacon roll, it's been one of those mornings.
- Marcus BellNo problem at all. Busy week?
- Kerry BramallThe repairs backlog, mainly. We had a run of boiler call-outs across Cheshire and the team's stretched. Which is sort of why I'm glad we've got this thing, to be honest.
- Marcus BellGood, that's a nice way in. I'll share my screen in a second and I want to cover three things: how the team is using it, the two tickets you raised last month, and what you'd like from the next few weeks. Does that work?
- Kerry BramallPerfect. Let's not overcomplicate it.
- Marcus BellRight, can you see the usage page?
- Kerry BramallYep. Little bit small but I can see it.
- Marcus BellI've pulled the numbers. On average about three people are logging in each month now, and that's up a lot on the quarter before. When you started it was really just you and one other.
- Kerry BramallThat's right. Then two of the property managers got the hang of it after the landlord statement thing. Once they saw a landlord's repairs and statements on one page, they stopped asking me to pull things.
- Marcus BellThat's exactly the use we hoped for. Can I ask which property managers? Just so I know who to look after.
- Kerry BramallThe two who look after the South Manchester blocks. They get the most calls from landlords, so they've got the most reason to use it.
- Marcus BellMakes sense. Mm. And you've got fifteen licensed users on Starter, so there's plenty of room. Only a few are in there regularly.
- Kerry BramallYeah, I know. I keep meaning to get the rest of them on. The lettings side hasn't touched it.
- Marcus BellIs that a time thing, or do they not see what's in it for them?
- Kerry BramallBit of both. They're out doing viewings, and they think it's a repairs tool. Which property is that, they ask, as if it only knows about maintenance.
- Marcus BellRight, so there's a bit of a story to tell. I could put together a short page of questions the lettings team might ask. Things like which landlords have open repairs before a renewal conversation.
- Kerry BramallOh, that would help. Has the landlord been told about a repair, who's chasing the contractor, that kind of thing.
- Marcus BellExactly. Happy to jump on a call with them as well, maybe a twenty minute slot at a team meeting.
- Kerry BramallWe've got a Tuesday huddle. I'll ask if you can have ten minutes of it.
- Marcus BellLovely. Now, the tickets. There were two last month, both how-to, nothing urgent, and they were both answered inside our target. Do you remember them?
- Kerry BramallOne was me asking how to filter by landlord. The other was one of the team, I think, about exporting a statement. All sorted, they were quick.
- Marcus BellGood. And nothing is stuck on the data side? Records coming through each morning as you'd expect?
- Kerry BramallAs far as I can tell. Nobody's said anything's out of date. I'd hear about it quickly, believe me.
- Marcus BellI'm sure you would. I can see the nightly refresh landing on time on my side too.
- Kerry BramallGood. Oh, one thing. Landlords keep asking whether they could see their own statements and tickets together. Not the whole system, just theirs.
- Marcus BellThat's a fair thing to want. I wouldn't promise anything today on that, but let me write it down and look at what's possible on Starter before I say yes or no.
- Kerry BramallNo, that's fine. I just wanted it on the list.
- Marcus BellIt's on the list. Last bit, so you're not surprised later: your contract runs to 29 Apr 2027, and the renewal date is 30 Apr 2027. Nothing to do now, but I'll be in touch well before, and Tom Ashdown will pick up anything commercial.
- Kerry BramallFine by me. At the moment I'd say we're getting our money's worth, and more people using it will only make that easier to show.
- Marcus BellThat's the plan. So, next steps: I'll send you the short page of questions for the lettings team, and a note about the landlord view once I've checked. You'll ask about the Tuesday huddle.
- Kerry BramallYes. I'll message you the day once I know.
- Marcus BellBrilliant. Thanks, Kerry. Enjoy the rest of the bacon roll.
- Kerry BramallHa, will do. Thanks, Marcus. Speak soon.
